 have the same problem as many, my memory clocks are stuck at 405 mhz. I´ve tried a lot of BIOS without success... can anyone give me some advice?

I'd recommend just overclocking your memory to 11 GHz using msi afterburner.

I recently bought a 1080 FTW2 (non-DT version). I downloaded the correct BIOS file, unzipped it. There are two files, primary.exe and secondary.exe. I ran the secondary.exe to update the slave bios. I followed the instruction in the very first post, saw screen blackout for a few seconds, pressed the "Y" button to confirm, heard some beeping sound, but nothing happened at the end. The card still runs on the old bios. Do I need to boot windows 10 to safe mode to update bios, or do I have to uninstall driver first? Please advise, thanks in advance.

Did you reboot after flashing?

Only if you want your card to run at 11 GHz without having to manually overclock it to 11 GHz using msi afterburner.

Yes, I did. But it is still running on the old BIOS.

Try updating the card with nvflash... 

Just did, and everything went successful. But I still have two questions.
In the very first post, the BIOS version numbers are (86.04.3B.40.81/86.04.3B.41.81). But GPU-Z shows that the version is 86.04.60.01.81 for the slave BIOS. why is the difference.
Also, there seems to be only one BIOS at techpowerup website, I assume it is the slaver version. Where I can find the master version?

The difference is the ones you're currently flashing are newer than the ones evga posted. The master is also listed in that post.

So the BIOS on the techpowerup website are not official? But you said they are newer, what does that mean? they are fans' mods?

The ones from techpowerup have to be official ones as board partners are the only ones who are able to edit/create newer vbios's.

I surf techpowerup a bit deeper, and noticed that there are verified bios and unverified ones. Confusing. I assume the unverified ones are also safe to flash.

They are for the most part, but you have a higher chance of downloading a corrupted vbios when downloading a unverified one.

I've ran the Primary.exe I did the restart but Windows won't launch the NVIDIA Drivers and Precision X won't open. According to GPU-Z I run the BIOS version I installed and it sees the GPU. Precision X says no supported hardware detected. Model: 1080 FTW2

Sounds like you need to reinstall your gpu drivers.

When I run task manager 3D says 100% usage while when I try to run XOC creates huge amount of lag into my system. Plus I launch PUBG and says 1 FPS / max 15 FPS, any ideas? 
 
PS it remains at 15-17 FPS even on Slave BIOS hm... but 3D is at 0-1%

Yeah, it wont go up. Precision X faces huge lags while loading and my FPS in PUBG is between 1-19 FPS! (Thought I mentioned that thing with the 405 MHz memory, my bad :D)

GPU Clock goes as high as 2012 MHz but Memory Clock is 405 MHz steady despite GPU-Z saying Memory: 5505 both Clock & Default

Do you mean the ones that you posted from techpower? If you do, I did that too, it remains at 405 MHz stucked
