Lower your desktop refresh rate to 120Hz. Make sure power management mode inside the nvidia control panel is set to adaptive. Reboot PC if you had to change power to adaptive.

Check the airflow in your case, may need to reconfigure your case fans.

I have a front fan being an intake. I have my corsair h100i fans blowing out on the top. I have a rear fan that is also being an exhaust. I can add a couple fans on the side but if I do should they blowing in or out

Have the side fans blowing in. Right now you have 1 intake to 3 outputs. You're running a negative pressure system where the system can't get enough air in to compensate for the air out.

It should be, you definitely want positive airflow.

Will one big fan be good enough or should I also had a 12mm fan?

Yes, as the fans on your gpu don't kick on till 60-65c.

Definitely use a control program for the fans (Afterburner or Precision) . I have the same card with a profile setting fan speeds . If temp is 45 degrees , fans are set to 50 , etc. (not one to one) . Right now I'm idling at 40 deg as I'm typing this message . I'm also using a HAF932 case .

Set the fan to idle @ 30* you won't even hear them, but idle temps will be lower. The fans (stock) are set to come when the card gets pretty warm. I have mine set at 30* and it idles between 27-30*.
