I'm not sure if I'm doing something wrong, but regardless of how I set the custom lighting nothing seems to work. Any suggestions would be grealy appreciated.

Make sure none of your lighting effects are set to any of the TOF effects. Then go to the TOF settings tab and turn it off and click apply. The lighting effects should work after that and you can turn the TOF sensor back on if you want. Also the settings for leaving (AFK) is set to Dark it turns off the LEDs until you approach it.

My guess is that we might see a software update if the TOF sensor needs to be disabled for custom lighting but the TOF options seem to be non customizable from what I saw on the page. I am just wondering if they will sync mice and keyboards with the software when set to like rainbow, static or breathing.

Can you try adjusting the Preset to a static color and click apply  to see if the LEDs turn on. Then click on the custom button and select what zones you want to adjust. 
If all else fails try uninstalling Unleash RGB restart. Go into C:\Program Files (x86)\EVGA and delete the Unleash folder and then reinstall Unleash. If you have any trouble you can always reach me in the EVGA Discord

For anyone that is having similar issues please try a factory reset by clicking on the setup cog in the top right hand corner and clicking on reset button. This has fixed OP issue.

I tried this and everything else in this thread, custom lighting still isn't working. Keyboard just goes dark and stays dark when in custom mode.

Yeah my keyboard is totally dark, even the capslock and numlock keys do not illuminate.  I tried the Reset option, but it did not help.

If you have tried all the steps that were listed in this thread and NO LEDs are working even with the TOF sensor off and using the preset lighting effects then the keyboard may need to be RMA. More likely hardware issue with the LED controller than software

Do the LED work with the presets? If so then its likely a firmware issue. Make sure that you had followed the steps with turning off the TOF sensor clicking apply then go to the lightings effects and set a preset click apply and then go to custom. Screen shots of your Unleash settings would help

If you uninstall this it should allow Custom Lighting effects. Our team is working on a new LED Sync that should be available soon.

This fixed it for me, I did have to reinstall Unleashed after I uninstalled LED sync though. It kicked up some error about not being able to read global something or other and didn't launch.
