Stuff to try off the top of my head:
Set desktop to 4k, launch game at 1440/1080 windowed mode, press alt+enter to switch to full screen, see what happens. Try the same thing with desktop at 1440.
Set desktop to 1440/1080, run game that has a borderless fullscreen windowed mode, will let us know if it's a exclusive full screen issue or not. You can launch source games (CS:GO, TF2) with launch option -noborder to get borderless fullscreen windowed.
Play around with the refresh rates you are using for 1440/1080. Try lower than 60 Hz, and higher if you have the option.
Have you tried setting the lower resolutions both via the desktop and via in game resolution settings? I assume so but just wanted to be sure. As in, launch game at 4k, change resolution to 1080 in game, hit apply, it goes black?
Could also play around with the resolution settings in the Nvidia control panel, perhaps change the bpc (bits per color) option if you have it (8/10/12 are the options, 8 will be most compatible).
What about full screen video? No issue? What games have you tried this with so far? DP cable or HDMI or both?
