So as I am doing some browsing the other day, I notice that my security camera is picking up a truck parked across my road at the lot directly in front of me. I live on a dirt road and there isn't a ton of traffic so I jump outside to see what's going on. An older man and woman are standing out in the field and looking around. I assume they are looking for their dog or something so I ask if I can help them. They state that they are going to be buying this property and a few other lots next to it to basically dump some crappy homes on in an attempt to make a quick buck. I guess I have been spoiled because when I first moved in my house 15 or so years ago, there were only one or two other homes on my entire road. The lot right next to me was for sale about 10 years ago when the market was way different and I drug my feet and didn't buy it. Now I have a run down modular/trailer next door to me with renters that have trash, noise, smelly animals ect...ect...ect.. Since then, prices have went up and nobody has been buying or selling like before until now. I live somewhat close to government land that was just transformed into monument/recreation area and my whole town is taking off and become the new "hot spot." Getting back to my original story, I enjoy walking out of my front door and seeing the desert. More specifically, NOT seeing people and their dogs and everything else. So I panicked and I proceeded to tell these 2 older people what a bad neighborhood it is. I told them that it would cost a fortune for them to get power as the nearest pole is 3 lots away. I then informed them that I was building a music room and that "it's going to get loud around here." I also told them about the Swat team coming over next door and a few other stories I could think of. I didn't lie but I may have made it sound worse than it was and still was polite even though inside I was upset. They left in a hurry and I jumped online to see how much they are asking for the property. I called the listing site the next day and after talking to them briefly, the lady snapped, "That property fell out of escrow last night very suddenly.....So.... you must be the Neighbor." At the end, she said as long as it got sold, she didn't really care. I am working with a real estate agent and I went to the bank and got some info on a home equity loan that seems pretty affordable and will possibly lower my interest rate in the process. So my question is, If I buy the property, what can I do with it? I don't want to turn around and sell it (maybe years from now if I move or something), I thought of growing something but from my small gardening experience so far, it is a lot of work and time. Some one suggested that I put a small container on it and fix it up all hippy like ( that is the style around here it seems) to rent as an AirBnb but there are a lot of laws and restrictions and I would rather not have to run power unless it was small solar. I don't know that much at all about crypto currency but if there was a way I could have a small building/shack with some solar panels to run some computers night and day, that would be cool. I don't know much at all about mining/farming/crunching/folding or whatever it is that computers do besides play games and go on the interwebnetz that would be sweet. Any suggestions? It is 2.38 flat desert acres and there is no power on it and no water but I could get a water meter on it for a few thousand. I already have a full time job and I don't want something that will take too much time or investment but if I could do something to put the land to use, that would be cool.

If it's only $15k and the town is experiencing a 'boom' of sorts, just buy it and sit on it for a few years, you don't have to do anything with it - the return in a few years is likely to be far more than if the money was just sitting in some bank account at 0.5% interest. If you are taking out a loan for it, just look at the numbers and then see if expected property value appreciation in the area is higher than the cumulative mortgage rate over the same period of time.. if it is, go for it! $15k for 2.38 acres.. I live in NYC, you have no idea how crazy cheap that sounds. For $15k you might get 5 square feet here, plus heavy property taxes on top every year.

LOL. That seems to be the common consensus. I'm going to call the bank as soon as they open and get moving on this. Maybe I could rent it to people to store their off-road vehicles or something. No matter what it's a good investment

Build storage shed units and rent them. Make money from rent and keep the stuff people leave behind when they stop paying rent. Put up a poll building and open up a slot car racing, video game, pinball , pool hall, bouncy house fun factory. Or open a skating rink, Bar, bowling alley. Open a paintball maze kill zone game room. Indoor archery range, air rifle range. Wish we had one around here. Gas station / 7-11.

I offered 10 and they said no. I offered 11 and they said no....I got it for $12,492. Meh... not the greatest deal but at least I got it. It's in escrow now. A firing range would be awesome.

Having a close by firing range is great. Just make sure it's safe and legal. I have a spot just up the road where I can shoot out to about 40 yds. Don't use it a lot and had some new neighbors call the cops a few times, they've showed up a couple of times but once they see that we're shooting into a safe backstop and have the property owner's permission they're fine with it. I own some property a little further away that I want to develop into a shooting range, it will be easy as will be shooting into a hillside so no backstop issues, just have to move some fencing.

I kind of wonder what would have happened if they did buy the land and built the houses. As long as they built nice homes it would have increased the property value. That said though it would be probably worth sitting on it since land is the one thing that always has value as new land isn't being created.

The guy that I scared out of buying it pretty much said that he was going to dump low cost houses on it or prefabs. Most of the people that are moving to where I live are what I call "weeders." These are the type of people that spend 80% of their money growing weed and 20% on their house. I literally have seen people buy property to set up grow sites only to live in their cars, tents, or small trailers. The problem is now that everyone is growing, the market will be saturated and these people will have to get real jobs and their weed farms will just be stinky eye sores. The other thing that happens is people come from out of the area with a chunk of money and after buying the land and finding out they have to pay over 6 grand for a water meter and electric and all their permits they're only left with a little bit of money and they end up buying a cheap modular and renting it out. The problem and the cold hard truth is that people that rent these lower income houses are usually less than ideal Neighbors. I don't mean to generalize or stereotype but normally there's a lot of kids and they live off the system and generally have lower paying jobs because they are unreliable or lazy. Sometimes you will find a nice newlywed couple that is just starting out and is using the house as a stepping stone but unfortunately it's usually the same scenario where you get a deadbeat dad that doesn't want to work , a mom with a front butt that is glued to her phone or the TV with a bunch of kids screaming bloody murder day and night and they let the yard and house go to crap. And that is the reason why I bought that lot...😀

I thought of that but I would still need to pay for the poles to reach the electric. Maybe I will see if someone wants to put up a cell tower there and pay me! What's the worst that could happen?

Set up a farmers market, they are popular around here. A bunch of local growers come set up one or two days a week and sell their produce. There are a few around here. A chance to get fresh veggies and support local farmers. win win
