I will mostly put the router in the middle of the house. We would like a little good access a bit outside if possible.

    I don't know, but they do make Wi-Fi Range Extenders/Repeaters like this one that might interest you..They're widely available if you search.

    The Extenders are nice...but were I to buy a router for that...What's the square footage of the house....?
    What kind of walls? How old is the house?  What's your budget?

    yeah, your best bet is to use the extender/ repeaters ..... most are ok , just read the reviews.

    Probably something like the TP-Link Archer AX6000 would be pretty good if you want Wifi 6 support. Keep in mind though that the router and device have to support Wifi 6 to get the amazing speed but it should still be a great Wifi 5 router for older Wifi 5 devices.
     
    The other option would be to consider a mesh wifi system. It might not be as fast but you get great coverage with that as an option but it could add a little bit of lag while gaming but probably not noticeable. If you go that way you would never have to worry about a wifi dead spot in your home. Probably with Wifi 6 mesh will become more common and with the speed advantages it has it should not really add any lag someone would notice even comparing it to a wired connection.

    Honestly, I cannot express it enough, take the time and do it right. WiFi extenders/repeaters are a terrible practice, especially if you plan on streaming or gaming over this WiFi. The cost of doing it right isn't that bad, and you will thank yourself later.

    Take a weekend and dedicate it to running cable either in your attic or crawl space to your rooms/locations to create a really amazing home WiFi network I didn't really think about this until now, but if you're renting, my idea is moot lol. If you own your home, do it!

    According to CNET on Amazon during Black Friday the Amazon Eero Mesh Wifi system will be on sale for $90 off of it's normal $249 price making it $160. At that price it would be a good deal to give Wifi everywhere. It might not be the best Wifi but it's a good mesh system and will give you Wifi everywhere for a great price. A couple years from now when Wifi 6 is more common it could be replaced without too much guilt over the money spent on the old system. It's what I would do since Wifi 6 is really expensive right now and Wifi 5 doesn't feel like it's worth spending a ton of money on. Anyway here is the link to it on Amazon.

    How tech savy are you? The best option is going to be to go with business/enterprise class AP, which can be gotten for a lot cheaper than you probably think. The plus side is they are typically a lot more refined, last longer, and come with proper support/warranty. I would recommend the Ubiquity Unifi Wi-Fi lineup.

    of course your internet modem will need to be there or run a cat5 cable from modem to center of house to feed router there are hundreds of choices good luck

    IMO netgear Nighthawks are a gimmick... way over priced when you consider that you can get enterprise gear for the same price, really less. I understand the appeal of purchasing something such as a Nighthawk, but as mentioned before if you have the tech knowledge enterprise gear is the way to go.
