780 Ti SC - Metro: Last Light -- FPS capped at 20???

Hi.  I started playing Metro: Last Light today.  I got this weird bug with the FPS I can't figure out even after searching the internet.  Whenever I turn on Advanced PhysX my frame rate is capped at 20 FPS.  If I run the game with Advanced PhysX off and with my video settings below I get roughly 60-90 FPS depending on the environment.  Has anyone heard of this?  I've seen reviews already of people who benchmark the game at these settings with PhysX off and on and there is no FPS cap like what I'm seeing.
 
I have my video settings as such: 
Resolution: 1920 X 1080
Quality:  Very High
SSAA:  2X
Texture Filtering:  AF 16X
Motion Blur:  Normal
Tessellation:  Very High
Vsync:  Off

    Curious.  What is your FPS if you dedicate PhysX to the CPU in the nVidia Control Panel instead of the GPU?

    I haven't tried dedicating the CPU yet.  I'll do that and let everyone know later today.  I'm at work at the time of this response.

    PROBLEM SOLVED!!!!!
     
    So the fix was as simple as doing a clean install with the latest NVIDIA drivers.  That's it!
     
    Though, I did do a bunch of trouble shooting before finally resorting to the clean install of the NVIDIA video card drivers.  First, with the Advanced PhysX turned on in game, I tried forcing my CPU to render the PhysX from the NVIDIA control panel; but to no avail because I still had the same dismal 20 FPS.  I then did the same with forcing the GPU; still same 20 FPS.  I then tried playing with the video settings of the game.  I came to find out it didn't matter what changes I made because as long as Advanced PhysX was on the FPS would still be 20 FPS.  So, after exhausting all of those options I said now it's time to reinstall the video card drivers.  I reinstalled with a clean installation, rebooted my PC, and launched the game.  I didn't make any changes in the NVIDIA control panel or in GeForce Experience after rebooting.  Soon as I started a level in the game, right away I knew it was working.  I no longer had the 20 FPS and the PhysX looks excellent.  My FPS was also just a tad bit lower than if I played the game normally with PhysX off.  Anyway, I've yet to get into any real firefight, but I'm getting around 60-70 FPS with my settings which are listed in my initial post and with the PhysX finally on and working.

    I have to same problem. I just upgraded to 2 780ti SC in SLI and for the first minute I get 80 to 100 fps then it drops to 20! I will try a clean install with lasts drivers.

    Yep that worked, Thanks! apparently, I had the latest drivers, but the PhysX version was old? Doing a clean install fixed it though!
